Facilities Conditions Assessment (FCA)
This service requires an onsite observation to document assessment of the current condition and needs of an existing facility including its site work, buildings, and systems. AG|CM will provide a cost estimate for repair or replacement making recommendations based on life cycle costs, capacity, and utilization analysis to meet the owner’s goals.
Master Planning Programming
Master planning is the programming of multiple phased projects with integrated and complementary functions on the same or contiguous sites to fulfill the requirements of an extensive program. AG|CM will research and comprehensively detail the project factors to lay down a clear framework of the criteria that must be met. A tool the owner can use for future capital improvements, master planning acts as a “road map” giving direction on how the property improvements can grow in an orderly manner.
Feasibility Analysis
An assessment of the technical, economic, legal, and operational aspects of a project or program to determine its practicality. This is a valuable tool to better understand the Owner’s overall desired program.
Procurement Development and Oversight
In the procurement and selection of the design team and contractor, AG|CM will provide development of solicitation documents, review of qualification submissions, assistance with evaluation, score and selection, and contract review. Most crucial is an understanding of all project delivery method options and ensuring contractor participation in the bid process.
Master Budgeting and Scheduling

Cost Estimating
A crucial component of the design phase, accurate and detailed cost estimates allow stakeholders to determine the financial feasibility of the project and make informed decisions regarding available resources. AG|CM considers cost factors such as labor costs, material prices, equipment rentals, and subcontractor fees, to develop realistic budgets and try to reduce supply chain shortages.
Constructability Review
An evaluation of the construction documents for clarity, consistency, completeness and ease of construction. Constructability Reviews ask, “Can this project realistically be constructed according to the current design, and will it meet the Owner’s desired outcome?”

Quality Assurance/ Observations
Quality Assurance involves ensuring the contractor is implementing and executing their own quality control program. AG|CM is there to observe the daily work on the Owner’s behalf to ensure the standards established in the plans and specifications are maintained.
Project Control
Project Control ultimately comes down to documentation of the project’s progress and status. Effective use of controls will help clearly define project status at a given point in time via the monitoring and reporting of project actions, issues, risks, programs, budgets, costs, external influences, and performance.

Master Budget and Scheduling is monitored and controlled through regular project meetings with the Owner, design team, and contractor to make sure all scope and budget items are within acceptable limits and any “surprises” on the horizon are addressed before they become a problem.
Onsite Management
The oversight of an ever-evolving construction site requires someone to act as the eyes and ears of the Owner in the field. A boots-on-the-ground approach to managing projects and engaging with physical work provides better visibility of the budget, schedule, and quality in real-time.
Change Order Management
Change Order Management ultimately involves overseeing changes to the project in conformance with the contract. As the Owner’s representative, AG|CM must understand the contract and document how such changes will affect the project. We will ultimately track approved/submitted changes, and those coming down the pipeline.
Final Inspection Coordination
Prior to substantial completion, AG|CM works with the contractor to arrange and schedule the agency inspections necessary to obtain the Certificate of Occupancy. AG|CM will then lead the review team in an organized manner throughout the building inspecting each space or room.
Punch List Management
The Punch List is a list of items identified during the final inspection that do not conform to contract specifications and quality expectations of the Owner. AG|CM will monitor this list and ensure all items are appropriately resolved by the contractor prior to project close-out.
Closeout Deliverables
A closeout checklist includes all contractually required deliverables to achieve substantial completion, such as record documents, warranties, certifications, and operations & maintenance manuals. AG|CM will ensure all closeout documents are obtained and delivered to the Owner.
Construction Audit
A post-construction audit is conducted to ensure costs were incurred and billed in accordance with the terms and conditions of the contract, and that work performed was in accordance to contact documents.
